Look Up Property Records in Natrona County, WY
Here's what to expect at the County Clerk — fees, what to bring, and where to go.
Land records are held by this office. W.S. 34-1-119(a) requires the county clerk to “receive and record at length all deeds, mortgages, conveyances, patents, certificates and instruments”, and W.S. 18-3-402(a)(xxii) names the job “county clerk and register of deeds”. Deeds are recorded in the county where the land lies (W.S. 34-1-118), which is not always the county you live in.
| Recording an instrument — first page | $12.00 | (A) |
| Each additional page | $3.00 | (A) |
| Certifying a recorded document | $5.00 | (J) |
| Plat (including cemeteries and amended plats) | $75.00 | (O) |
| Lien search, certification and seal | $20.00 | (W) |
| Military discharge — first recording | No charge | (E) |
Extra charges that catch people out, all in the same schedule: $1.00 for each name beyond five grantors or grantees with a different surname (M), $1.00 for each land description beyond ten (N), and $2.00 for each real-estate description beyond two where the document identifies land by book and page only (R).
It must be the originally signed document (or a properly certified copy), it must be acknowledged before a notarial officer (W.S. 34-1-113), and you must supply the address of the grantee, mortgagee or assignee — W.S. 34-1-119(a) forbids the clerk to record it until you do. Recording matters: under W.S. 34-1-120 an unrecorded conveyance is void against a later purchaser who records first.
Any deed or contract that transfers title must arrive with a sworn statementgiving both parties' names, addresses and contact details, the dates of transfer and sale, the legal description, the actual amount paid, the terms, and an estimate of any non-real property in the sale. W.S. 34-1-142(b) is blunt about it: “No instrument evidencing a transfer of real property may be accepted for recording until the completed sworn statement is received by the county clerk.” The county assessor uses it to value property, and it is kept confidential. Arriving without one is the most common reason a Wyoming deed is turned away at the counter.
Land records are held by the County Clerk, who is also the register of deeds (W.S. 34-1-118 and 34-1-119(a)). Recording fees are set by statute and are the same in all 23 counties: $12 for the first page and $3 for each additional page (W.S. 18-3-402(a)(xvi)(A)). Whether you can search recorded documents online depends on the county — ask the County Clerk's office.
