Look Up Property Records in Lander County, NV
In Nevada, this is handled by the County Recorder — here's what to expect and where to go.
It is $25 PER DOCUMENT, not per page. If you have come from a state that charges by the page, that is the thing to unlearn here: NRS 247 contains no per-page recording fee at all. The only per-page figure in the chapter is $1 for COPYING a record (NRS 247.305(1)(b)). A fifty-page deed of trust and a one-page quitclaim are recorded for the same amount. NRS 247.110 does set how a document must look — 8½ × 11 white 20-pound paper, one-inch margins, a 3 × 3 inch space at the top right of the first page — but attaches no surcharge to one that does not.
Land records in Nevada are kept by the County Recorder, a separate elected office from the County Clerk. What the law requires is $25 under NRS 247.305(1)(a) plus $7that NRS 247.305(3) says the recorder “shall charge and collect” — a $32 minimum in every county, which is not the price where a county adds either option below:
- $25 — Recording a document (NRS 247.305(1)(a))
- $7 — Mandatory additional fee on recording any document, instrument, paper, notice, deed, conveyance, map, chart, survey or other writing — $5 to legal services for indigent guardianship, $1 to the Account to Assist Persons Formerly in Foster Care, $1 to the district court for minors’ guardianship. Not charged on an originally signed certificate of marriage. (NRS 247.305(3))
- $1 — Copying a record, each page (NRS 247.305(1)(b))
- $4 — Certifying, including certificate and seal (NRS 247.305(1)(c))
- $10 — Certified copy of a certificate of marriage (NRS 247.305(1)(d))
- $10 — Certified abstract of a certificate of marriage (NRS 247.305(1)(e))
- $5 — Additional sum on a certified copy or abstract of a marriage certificate, for the Account for Aid for Victims of Domestic or Sexual Violence (NRS 247.305(1)(f))
- $2 — Affidavit of proof of labor on a mining claim, or of intent to hold one — and $2 for each additional claim in the affidavit (NRS 247.310(1))
- $10 — Notice or certificate of location of a mining claim, or an amended one (NRS 247.310(2))
- free — Recording the DECLARATION OF VALUE that must accompany every deed (NRS 375.060(3))
- free — Recording a deed or judgment vesting title in the United States, plus one certified copy to the government representative (NRS 247.320)
Two more fees may be added, and this page will not guess whether your county adds them — they are decided by two different bodies and the statute sets only their ceilings:
- up to $5, decided by the county RECORDER — the account under NRS 247.306 for acquiring or improving the technology used in the recorder’s office; NRS 247.306 requires the recorder to report annually to the county commissioners with an estimate of the proceeds and a proposal for spending them (NRS 247.305(2))
- up to $6, decided by the BOARD OF COUNTY COMMISSIONERS, by ordinance — legal services for abused and neglected children, including compensating attorneys appointed under NRS 128.100 and 432B.420 (NRS 247.305(4))
So a document costs $32 at least and $43 at most, and where in that range your county sits is a decision Lander County has made, not a sum this page can work out from the statute. You will not be charged for the declaration of value. Every deed transferring real property must be presented with one, on a form the Nevada Tax Commission prescribes — and NRS 375.060(3) says the recorder “shall not charge or collect any fees for recording the declaration of value”. Recording a deed or judgment that vests title in the United States is free too, along with one certified copy (NRS 247.320).
Nothing outside the chapter may be charged. NRS 247.340: “No other fees shall be charged by county recorders than those specifically set forth in this chapter or otherwise provided by law.” A recorder who breaks that rule may be fined up to $1,000 (NRS 247.370), and one who “willfully takes more or greater fees than are allowed by law” is liable to indictment and, on conviction, must be removed from office (NRS 247.380). And the table must be on the wall. NRS 247.390requires a recorder receiving fees to “post in a conspicuous place in the county recorder's office a fee table for public inspection”, forfeiting up to $20 for each day of omission — a sum any person may recover before a justice of the peace. If you are quoted a figure you cannot find on that table, ask to see it. Lander County does not publish a recording fee on its own pages, so this page will not put one there. Searched 2026-09-17: the recorder's own pages and the fee and schedule documents they link. Pages were reached and read; none states a base recording fee. Copy and certification fees were found on several and are not the recording fee. NRS 247.390 requires this county to post a fee table in the office, so ask to see it. Fees are payable before anything is recorded (NRS 247.330), and if you overpay by more than $5 the whole excess is refunded — by $5 or less, it goes to the county general fund (NRS 247.305(7)). Call the Recorder to confirm the exact fee before you go.
Property records (deeds) are kept by each county's Recorder, a separate office from the County Clerk.
